Building Regulations approval is a separate process from the planning process. Most building projects, even alterations to existing buildings, require Building Regulations approval.
Once planning permission is secured (if needed), the focus shifts to the production of a Building Regulations approval package. This process involves preparing construction drawings and supporting documents. It is during this stage that I would coordinate with other appointed consultants such as the structural engineer or a party wall surveyor.
The construction drawings go beyond the design drawings used for obtaining planning consent — together with other supporting documents they not only show how the works would comply with the Building Regulations but also provide detailed information for your builder.
The Building Regulations approval package is submitted to Building Control as part of a “Full Plans” application which allows them to assess the project’s compliance with the Building Regulations. Upon satisfactory assessment, Building Control would issue an approval or an approval with conditions.
