When planning permission is required
The need for planning consent will vary depending on the site and local context. This may include whether:
- the property is in a Conservation Area
- an Article 4 Direction applies
- the property is a listed building
- the property is a flat
- there are restrictions from a previous planning permission
If the building is listed, Listed Building Consent will also be required in addition to planning permission.
In some cases, a property may also be subject to restrictive covenants. These are separate from planning control but could still affect what can be done to a property.
What I do
Following a design process or evaluation of your proposal, I can submit the relevant application to the Local Planning Authority on your behalf which would include:
- preparation of drawings
- supporting documents (such as a Design & Access or Heritage Statement) and coordination of reports from other consultants where required
- liaising with the planners and responding to their queries, throughout the determination process.
In addition to managing the design and planning process from start to finish, I can also provide a more tailored planning service, including:
- planning consultancy and advice
- retrospective applications
- post-consent amendments (non-material amendments / variation of conditions)
- written statements (design & access, heritage statements)
- drawing packages only
- planning appeals.
